3 top tips for a quick sale at a great price

Achieving a quick sale can be a necessity if you are to complete your next move, but that does not mean you will want to compromise on price.

Kevin Shaw, national sales director at property specialist Leaders, says: “If you need sell your home quickly whilst still getting the best possible price, a good local estate agent will be able to help. Generating maximum interest as soon as your property comes onto the market and actively overseeing the sale to ensure everything goes smoothly are key elements to helping you achieve your goals.”

He has offered three top tips to anybody who may need to sell a property quickly:

1) Set the right asking price

Price your home at exactly the right level to generate plenty of interest but not too low so you risk losing out on achieving its full value. This is a delicate balance to strike but an agent with excellent knowledge of what is happening in the local property market will help ensure your asking price is spot on.

2) Maximise your marketing

Letting people know your property is available – with photos and descriptions that show off its best features - is the number one priority. Not only is listing it on major portals such as Rightmove and Zoopla a must, alerting ‘hot buyers’ in the area straight away is something a good estate agent will be able to do.

3) Vet prospective buyers

Time is of the essence so any prospective buyers you deal with should be in a good position to complete the purchase of your home. Your estate agent should verify each and every potential buyer to make sure they have the finances in place, their timescales match yours and they are in a strong position to proceed.
