Landlords in Liverpool stand to benefit from using a professional and accredited letting agent following the implementation of licensing regulations across the city.

Local property specialist Leaders has welcomed news of Liverpool City Council’s new partnerships with the Association of Residential Letting Agents (ARLA), the National Approved Letting Scheme (NALS) and the Residential Landlords Association (RLA).

It comes after the local authority launched the UK’s first city-wide licensing scheme for rented properties last year.

Landlords who are members of the RLA or who use a letting agent that is accredited by ARLA or NALS will now enjoy a 50 per cent discount on licensing fees paid to the local authority.

A single property, which is subject to a £400 fee, will cost landlords who let their properties through one of these accredited schemes only £200, while the cost of licensing subsequent properties is halved to £175.

Carole Charge, technical and compliance director at Leaders, says: “There are significant savings to be made by landlords in Liverpool who are members of the RLA or who use an agent that is accredited by ARLA or NALS.

“But the benefits of using a reputable agent - such as Leaders, which is a member of ARLA - extend beyond financial reasons. There is also an opportunity for landlords to take advantage of dedicated property management services and legal expertise.

“For example, at Leaders, we will ensure your property complies with all relevant national and local legislation so that you are never at risk of receiving a penalty as a result of failing to fulfil your obligations.”

In Liverpool, the council’s scheme is designed to reward those landlords who are committed to meeting standards by using an agent that is regulated by a trusted industry body. It has now started to issue the first licences to landlords in the area.

Carole adds: “We hope the licensing programme in Liverpool will help to drive rogue landlords from the sector and encourage those who strive to deliver a reputable service in line with all industry regulations to work with a quality agent.”
