We found ourselves in a tricky situation when selling our house. We had agreed a quick exchange and completion with our buyer to keep the sale moving, but we hadn’t yet found a property to buy ourselves. With only a few days to sort something out, I emailed several letting agents explaining our circumstances and asking if anyone could help us find a short-term rental. Nick at Leaders got back to me almost immediately. He said he thought he might know of a property that would suit our needs, and from that point on he was absolutely fantastic. To cut a long story short, Nick managed to organise a rental property for us with an incredible two-day turnaround. It was nothing short of amazing and genuinely saved us from what could have been a very stressful situation. A few days later we popped into the Leaders office to thank him in person and collect some keys. What really stood out was the atmosphere in the office. During an in-person valuation, an agent will visit your property. They will look in each room as well as outside, before giving you their assessment of how much they think you could sell or let for. They can also offer advice on whether there’s anything you could do to increase your property’s estimated rental or sales value.

We like to be completely transparent - you'll never be left wondering how or why we've valued your property at a certain price. In order to work out the fair value of your property, we consider several factors, including:

  • The type of property you have (detached, semi-detached, terraced, flat)
  • Current demand in the area
  • The general condition of the property
  • Your property's location, area demographic, and transport links
  • If letting, the demographic your property will attract (e.g. families, professionals, students)
  • If selling, specifics of the property such as size of garden, available parking, whether it’s freehold or leasehold

Whether you’re selling or letting a property, you can be assured our experts will not only value your property accurately, but also be transparent with you as to how they came to that figure.

Most agents, including Leaders, carry out valuations for free. Always use a trusted, local agent to provide you with a valuation. Be mindful that some agents may give a high valuation of your home so that you choose to sell or let with them. However, if the sales or rental price is unrealistic, your property will be on the market longer than necessary. This will put buyers or tenants off, and may mean you actually achieve less than you could have if it was priced correctly initially.

While it is better if the owner can be present during a valuation, it’s not essential. After visiting the property, the valuer may have some questions to ask, so be ready to provide as much information as you can.
