How is the rental value of your property calculated?
We like to be completely transparent. You'll only ever receive honest advice from our experienced lettings valuers so you will never be left wondering how or why we've valued your property at a certain price.
In order to work out the fair rental value of your propety, we consider several factors, including:
- The current demand for your property type
- The supply of similar properties to yours in the rental market
- The demographic your property will attract (eg; families, professionals, students)
- The condition of your property and any future changes you plan to make
- Your property's location, area demographic and transport links.
We will run through all of our property service options with you, to help you decide on the level of service you require.
Frequently asked questions
There is no reason why landlords can’t let and manage their own properties. Landlord duties include staying up to date with legal obligations and health and safety requirements, carrying out regular property checks and dealing with administration. Many landlords prefer to use a letting agent to avoid the stress and increased workload that comes with property management.
During an in-person rental valuation, a lettings agent will call you around to visit the property. During the visit, they will talk to you about your plans and advise you on the best way to let your property. They will take a range of factors into account before giving you their assessment of how much rent you could charge.
The cost depends on the level of support you need. Leaders understand that not all landlords need the same service, so we offer three options, Let Only, Rent Collection and Fully Managed. While Fully Managed costs more than Rent Collection, busy landlords tell us that trusting us to take care of their property leaves them free to get on with their lives.
We are always upfront about costs and there won’t be any unexpected charges. When we market your rental property we will use a range of resources to showcase the home to its best advantage. We’ll work with you to arrange photography and videos, list your property online and start calling our extensive tenant databases.
