Q: What does a property valuation involve and how is the value calculated?

A property valuation involves asking an expert to give their opinion on the market value of your home. The valuer will consider the number of bedrooms, garden size and the overall condition of your property. They will also factor in location and access to local facilities.

Q: What happens when an estate agent visits to value your home?

When our experienced valuer calls at your property, they will ask to see every room. They will also inspect the garden, garage and any other outdoor spaces you might have. During the visit they will take measurements and ask about your moving plans.

Q: What information should I provide to the valuing agent?

Tell the valuer whether the property is freehold or leasehold (if leasehold, say how long is left on the lease) plus any useful location details (near a good school? In a conservation area?) Also mention any positive or negative features that might affect the sale price.

Q: What does it cost to have my home valued?

Most estate agents, including Leaders, offer this service free of charge. Always use a trusted local agent to provide your valuation, as some may offer a significantly higher value assessment in the hope that you will instruct them to sell your home.

Q: How quickly can you list my property for sale?

If you are in a hurry to sell, we will make every effort to get your property listed quickly. Once you have approved the property details, signed and returned our contract and obtained an Energy Performance Certificate (EPC), we can start to market your property.

Q: Do I need to be present at the property during a valuation?

While it is better if the owner can be present during a valuation, it’s not essential. After visiting the property, the valuer may have some questions to ask, so be ready to provide as much information as you can.
