Christmas and new year is a busy time and selling a property might not necessarily be at the very top of your list of things to do.

You might just be planning to wait to start your moving process until the kids are back at school and the festivities are over. However, if you want to take advantage of a substantial spike in activity on the property portals around the turn of the year it is essential you get your property on the market ahead of December 25th.

Statistics from Rightmove show a surge in interest from buyers is very much the norm over the new year and in the early weeks of January.

Last year, 1.4 million people visited the industry leading property portal on New Year’s Day, and this rose to a massive 2.2 million visitors on the first working day of 2014.

Over the upcoming festive season, many Britons are likely to make moving home or investing in a buy-to-let property their number one new year’s resolution and as the Rightmove figures show, they will spring into action within hours of Big Ben’s chimes heralding the arrival of 2015.

It is not only the number of visitors to Rightmove that booms over Christmas and new year, as last year’s figures also point to a sharp upturn in page clicks. From nine million page views on Christmas Day, web users browsed 27 million pages on New Year’s Day and 35 million on the first working day of the year.

It is true that by the middle of January the number of visitors to the site and the quantity of page views rose even further. But, crucially, so did the number of properties listed.

So if you want exposure to millions of prospective buyers during a period when many homeowners are traditionally hesitant to put their properties up for sale due to the fear such an activity may disturb their festive season, getting a house or flat on the market before Christmas is a shrewd move.

By waiting until 2015 is a week or two old, you could have missed out on the chance to grab the spotlight and showcase your property to a huge audience with very little competition.

What’s more, if you instruct Leaders to sell your property before Christmas, we guarantee it will be ready for millions of buyers to view online, whilst ensuring no viewings take place until Christmas and new year is over, guaranteeing you and your family peace and quiet at this special time of the year.

The festive season presents a wonderful opportunity to market your property and win the attention of a large and enthusiastic buying market. The question is can you afford to miss out?
