After 13 years letting our rental property with another agency, we moved to Leaders and what a breath of fresh air! Russell was very professional and understood our requirements from the moment we met. He explained Leaders' service thoroughly and took the time to answer my endless questions with a smile. He marketed the property quickly and let it WITHIN 24 HOURS!! Russell kept me informed at every step of the way and even facilitated a meeting with our prospective tenants. Very impressed with the service from Russell and Leaders so far. Thank you for a seamless transition.

I simply can not rate Leaders Bognor enough for all their help. I felt confident at every stage that things were being taken care of, i was well informed and never kept waiting. Even after the deal was done, the support is fantastic. Thank you Lucie, a true breath of fresh air in the letting world.

10 simple steps to letting your property

valuation

Step 1: Get an accurate valuation

Choose an experienced local letting agent to give you an accurate rental valuation. It’s important to ensure the price is right to attract the right tenants.

service

Step 2: Choose your service

Review the service options available, and consider how involved you want to be with your tenant and/or property. Having to juggle maintenance issues, collect the monthly rent collection and deal with other responsibilities may not suit your current lifestyle.

tenants

Step 3: Find your tenants

Finding the right tenant (one in the best position for you) can be time consuming and costly. Being a Leaders’ landlord will give you high profile advertising and access to a large tenant database.

viewings

Step 4: Arrange your viewings

Keeping your property as clean and clutter-free as possible will be more attractive to prospective tenants. An experienced team member will accompany all prospective tenants on viewings arranged by Leaders.

offer

Step 5: Negotiate and agree an offer

Your letting agent will handle all negotiations between you and prospective tenants. Leaders strives to get you the best rental price, length of contract and tenants.

references

Step 6: Credit checks and references

Running credit checks on prospective tenants ensures your property will be secure. Leaders uses strict referencing procedures carried out by independent experts.

Agreement

Step 7: Sign your Tenancy Agreement

This document outlines the agreed responsibilities of both you and your tenant. It is important that both tenants and landlords take the time to read this carefully before signing.

Inventory

Step 8: Take an Inventory

An Inventory is a detailed list that itemises the contents and condition of the property at the time of the tenant moving in. It must be agreed and signed by both the tenant and landlord – which is why Leaders uses an independent Inventory Service to minimise the risk of disputes.

deposit

Step 9: Take the deposit

Once your tenant has paid the deposit in full, they have secured the property. Their deposit will be held independently against possible damage to the property, which will be checked against the Inventory at the end of their tenancy.

move in

Step 10: Your tenants move in

It’s important to build a good relationship with your tenants; small gestures such as supplying user manuals for appliances will really help. Need some landlord advice? Contact us and we'll be happy to help.

Let your property with our No Deposit Option

NDO image
With Leaders’ No Deposit Option, tenants can opt to pay a small monthly fee in lieu of a deposit. In return, Leaders will indemnify your property for up to two months’ rent – that’s 33% more than a traditional deposit, Other benefits include:
  •

    • Tenants who consider their credit scores – By opting for the No Deposit Option, your tenants rental payments contribute to their Experian credit score (usually rent does not). This gives you added peace of mind that your tenants are financially careful and have even more incentive not to default on payments.

    • More demand from tenants who want deposit free renting – The No Deposit Option not only benefit tenants financially, but also gives landlords a new marketing tool, creating a buzz around your property that other agents can’t match.

    • Minimal void periods – With higher tenant demand comes a faster process and a potential reduction in void periods.
